Apartment complex will rise in Oakland Park, featuring new City Hall and shops

A prominent part of Oakland Park will be reshaped with a mid-rise apartment complex, shops and a new City Hall, under a plan that won approvals Wednesday night.

The public-private, mixed-use development will span from Northeast 37th to 39th streets, along North Dixie Highway in Oakland Park. Dixie will be lined with new shops. The green, southern-style City Hall with a covered front porch will be replaced by a sleek, modern version of glass, concrete and steel.

Oakland Park is just the latest to seek new city digs, as Broward County ages past the 100-year mark.

Fort Lauderdale, Lauderdale-by-the-Sea, Boynton Beach, Dania Beach and Broward County are among those working on new government buildings. Coral Springs, Miramar and Wilton Manors have relatively new City Halls.

Under Oakland Park’s deal, the city sold the property at 3700-3855 N. Dixie Highway last year for $2.5 million to Integra Real Estate LLC of Miami. The city will lease space from the private developer, on the ground floor and the sixth floor of the southern building, for City Hall. The lease term is 15 years, with two five-year options to extend it. The lease starts at $26.07 per square feet and increases over the years.

City commissioners unanimously agreed Wednesday to allow Integra to build beyond the usual height — to 68 feet tall — and to include the residential units, key approvals necessary to advance the project, dubbed Oakland Park Square.

The complex will rise on two vacant city blocks on the west side of North Dixie Highway, separated by Northeast 38th Street. The current City Hall is about 500 feet southeast, at 3650 NE 12th Ave.

The new City Hall entrance will be along the south side of 38th Street, between Northeast 11th Avenue and North Dixie Highway, according to a traffic analysis by Kimley Horn. The analysis predicted the project would add 120 cars to the roads during morning rush hour, and 103 during evening rush hour.
